Choosing the right REALTOR® is essential for having a smooth home sale. A good and confident real estate agent will encourage potential clients to interview multiple agents, they want to earn the right to represent you. Here are some important questions to ask during your agent interviews.
Are you a full-time real estate agent?
There is nothing profoundly wrong about working with a part-time real estate agent, however, there are some things you need to consider. Full-time agents offer maximum availability and devote every aspect of their work to understanding the current state of the real estate market and real estate transactions. Part-time agents will have limited availability and other distractions relating to their other job(s). This is not ideal for urgent matters or fast-paced negotiations.
How many homes have you listed and sold in the last year?
Just because an agent is full-time does not mean they are a high producing agent. I'd like to emphasize that there is nothing wrong with working with a low producing agent, but there are some key differences. Full-time, high producing agents typically have systems in place to stay on top of and manage every aspect of a home's sale. It is important to note that these agents are usually listing and selling multiple homes at a time. A lower producing agent can devote a greater percentage of their time to your specific home sale which some sellers find advantageous.
How does the homeselling process work and what is expected of me?
The real estate industry is everchanging. Whether this is your first time selling a home or your 100th, your REALTOR® should be able to answer any questions you have and provide an in-depth point of view into the selling process. They should also be able to outline your duties as a seller.
How much experience do you have in my neighborhood? How long are homes in my neighborhood usually on the market?
The KC Metro spreads between two states and over one hundred cities. It is very common for an agent to have never sold a home in your neighborhood, however, asking specific questions regarding your neighborhood's market will reveal how much the agent has prepped for their interview with you.
What does the listing agreement entail and what is your fee?
You should expect nothing but transparency and professionalism from your real estate agent. The agent you're interviewing should outline in detail exactly how they will be representing you and what they will charge for their services. Be sure to ask questions regarding any potential office fees their brokerage may impose.
My last point is not a question to ask the agent you're interviewing but a question for yourself as a seller. Do you feel a connection to the agent you're interviewing? You will be spending a lot of time working and communicating with your agent. It is incredibly important that you feel comfortable speaking with your agent. They don't have to be your best friend but you should enjoy the process of working with them.
